01Acceptance of Terms

These Terms & Conditions ("Terms") govern your use of acestayz.com (the "Website") and the services offered by AceStayz ("AceStayz", "we", "us" or "our"), including stays at AceStayz and AceStayz Homes properties, property partnership, franchise and lease-and-scale programs, and the Kickstart (Build With Aditya) program.

By accessing the Website, making a booking or submitting an application, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Website or our services.

02Use of the Website

You agree to use the Website only for lawful purposes. You must not:

• Submit false, misleading or someone else's information through any form.
• Attempt to gain unauthorised access to the Website, its servers or any connected systems.
• Interfere with the Website's operation, including through viruses, bots, scraping or excessive automated requests.
• Copy, reproduce or commercially exploit any part of the Website without our written permission.

You must be at least 18 years old to make a booking or submit an application through the Website.

03Bookings & Stays

How bookings are made

Reservations are completed through our booking engine (Zotel) or third-party platforms such as Booking.com. Pricing, availability, payment, cancellation and refund terms are those shown at the time of booking on that platform, and the platform's own terms also apply to your reservation.

Check-in

• All adult guests must present valid government-issued photo identification at check-in, as required by law.
• Check-in and check-out times are as stated in your booking confirmation. Early check-in or late check-out is subject to availability.
• We may refuse check-in if valid identification is not provided or if the number of guests exceeds the booking.

During your stay

• Guests must follow the house rules of the property, which may cover visitors, noise, smoking, pets and parties.
• Guests are responsible for any damage to the property, its furnishings or amenities caused during their stay, beyond normal wear and tear.
• We may end a stay without refund in cases of illegal activity, serious breach of house rules, or behaviour that endangers other guests, staff or neighbours.

Listings

We try to keep property photos, descriptions and amenity lists accurate, but they are for general guidance. Minor differences in décor, furnishings or layout may occur.

04Partnership, Franchise & Lease Applications

Submitting a Franchise, Lease & Invest or Rent Your Property application on the Website is an expression of interest only. It does not create a partnership, franchise, lease, investment or any other binding agreement between you and AceStayz.

• We may accept or decline any application at our sole discretion and are not obliged to give reasons.
• Any engagement will be governed solely by a separate written agreement signed by both parties.
• Projections, ROI figures, earnings examples and calculator results shown on the Website (including the calculator) are illustrative estimates, not promises or guarantees of future income or returns.

05Kickstart Program (Build With Aditya)

The Kickstart Program is an educational and advisory program to help participants set up a short-term rental business. Payments for the program are processed by Razorpay, and the program fee shown on the Website includes applicable GST.

• The program provides guidance, materials and support. Business results depend on many factors outside our control, and we do not guarantee any specific financial outcome.
• Any money-back guarantee is subject to the eligibility conditions and timelines communicated to you in writing at the time of enrolment.
• Program materials are for your personal use only and may not be shared, resold or republished.

06Intellectual Property

All content on the Website — including the AceStayz and AceStayz Homes names and logos, text, photographs, videos, graphics and design — is owned by or licensed to AceStayz and is protected by intellectual property laws. You may not use it without our prior written consent.

07Third-Party Links & Services

The Website links to services operated by others, including booking platforms, payment gateways, Google Maps, YouTube, Instagram and WhatsApp. We do not control and are not responsible for their content, availability or practices, and your use of them is governed by their own terms.

08Disclaimers & Limitation of Liability

The Website is provided on an "as is" and "as available" basis. We do not warrant that it will be uninterrupted, error-free or free of harmful components.

To the maximum extent permitted by law, AceStayz will not be liable for any indirect, incidental, special or consequential loss, including loss of profits, business or data, arising from your use of the Website or our services. Our total liability for any claim relating to a stay or service is limited to the amount you paid us for that stay or service.

We are not responsible for loss of or damage to guests' personal belongings during a stay, except where caused by our negligence.

09Indemnity

You agree to indemnify and hold harmless AceStayz, its partners and staff from any claims, losses or expenses (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Website or any property, or your violation of any law or third-party right.

10Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date at the top of this page. Continued use of the Website after an update means you accept the revised Terms. Bookings already confirmed remain subject to the terms in force when they were made.

11Governing Law & Disputes

These Terms are governed by the laws of India. Any dispute arising from them or from your use of our services will be subject to the exclusive jurisdiction of the courts at New Delhi, India. We encourage you to contact us first so we can try to resolve any concern informally.
